I have a unit that I am currently renting out. The tenant is a pig. He leaves food wrappers around the place, washes the dishes once a month and leaves food out. Yet every few months he will ring up complaining about pests and demanding I call an exterminator. I don't feel I should have to pay for this as it his fault there are pests. What should I do?

Tell the property manager your POV and explain to them that you won't pay and if the tenant has a problem, then that's ok but you won't offer him a new lease. Then get the property manager to communicate however they want.

If you're dealing directly with this guy:

Confirm no pest problem in other units. Tell him to go jump.
