When will Dingley be officially opened?
I was nearby the other day (there's an off lead dog park next to it) and it seemed to be in advanced state of development
Just getting the finishing touches put on it now, but I think the club made a decision that they wouldn’t move until the season was finished, so that there’s no interruptions to their focus.

How would this go in the real world? If you sold me your house for 1 dollar and then you buy your house back from me for 20 million dollars 10 years later. How do you expect that whole situation would go?

They don’t really want it. But there were other sports sniffing around it and they’re simply petrified of the PR of there being something like a soccer “centre of excellence” on an iconic footy property.

It’s a huge ****up. Mirvac obviously didn’t want it so it simply should’ve been carved out of the sale and retained by the AFL. The league didn’t have the foresight to do that and it has therefore cost them over $10m. Enormously expensive cockup.
If you are going to be so passionate about something it helps to understand the facts.

When Mirvac bought the property in 2001, the stand was not heritage protected. That happened in 2002. This meant they couldnt demolish the grandstand in line with original plans

Hawthorn moved there in 2006 (not sure when the $1 purchase from Mirvac happened)

If you buy a vacant block of land, renovate it for millions and then sink more in and up keep costs, then it is worth more than when you bought it usually.

Did spend millions bringing it up to modern standards? Was the existing structure heritage listed? And was it an AFL standard training facility?

AFL and State govt gave you that money. I think Hawks have received around 38.5 mill in state government grants now for the Dingley complex at last check even though Dan Andrews only committed to 15 mill in 2019 for it. When they re develiped City Oval in 2007 Hawks spent 100k and the govt put in around 1.3 mill for it

Its a constant with Victorian AFL clubs. They pretend they pay for things but they simply dont.
 
Infact ALP Federal govts 20 million grant to the Dingley complex is the 2nd biggest construction grant to a sporting institution they have given in the last 6 years, only beaten by the 25 mill comitted to Tasmania.

20 mill for Hawks Dingley complex is more money then the Matildas/NRLW/Rugby Union entirely has received in government funds combined...
 
Hawks paid 7.75 mill for the land Dingley Complex stands on. 1KM up the road a land that is 1/15th the size of Dingley sold for 1.8 mill in that same year.... So basically the Vic govt gave them a 70% discount.
But it was a tip that was going to sink us I thought. We’ve tipped in the majority of the cash, and it will have a large public facilities area on top of that. State government invests in development- well I’ll be damned

Was that land up the road previously a tip?

The previous use of that land significantly restricts what can be built on it because the ground isn't especially stable/solid so your foundations are stuffed, and infrastructure is more difficult (want a water pipe/sewerage? The pipes go the long way around).

Tips, quarries, etc all tend to become parks for this reason. (with any buildings are off to the side where they hadn't dug up the ground).

That the state government got paid for it at all is a win for the state.

It’s costing $100 million, so you’ve missed a bit. In fact we just raised a fair old chunk the other day from donations

Govt donations been going on for 6 years.... you got 39 mill in 1 year only.

Govt donations for property, plant and equipment you need to remember also results in said sporting institution paying a lower tax rate since you are claiming depreciation on a asset you never paid for. You just get the cash you put in back via paying less tax then you should... Hawks arnt giving up anything but cash reserves they will retrieve back at a later date... and its not a loss of investment opportunity either because Hawks will actually receive more then they spent and end up financially ahead
