Hey Guys, sorry still planning to update.

I have moved on from the 2nd purchase due to the property being of a weatherboard type construction. Currently in the process of reviewing another property that requires extensive renovatons in Miami. Its a 6 apartment building, all apartments with 1 bedroom, and 2, 2 bedroom villas. Looking to make an offer today or tomorrow if everything comes through ok.

Once I have had an offer accepted or moved on, I'll create a new thread.

A syndicate would definitely work. For this latest purchase I am actually looking to go halves with my I guess future father in law haha.

Purchase price will be about $110,000 and the property requires $80,000 - $100,000 worth of work. Will rent for $5,300 gross / $4,200 net per month. Unfortunately I cant afford it by myself so hoping to get my gf's dad in to help.

Will have a bank valuation of between $380,000 and $410,000 once renovations have been completed

I bought 100 us silver eagles 1oz for 3900. Won't lose value but potential is 5k+

Good for wealth preservation more so than money making but some say silver could hit 100/oz
