It's not that expensive to rent depending on which development you're in. This one is though. I work in real estate and my specialty inner city apartments (funnily enough!).
Is it true that the price of those Southbank apartments is significantly lower than it was expected to be when building plans were drawn up due to overbuilding in the area?

Partially.

It's a combination of factors, including a market correction through oversupply at the end of 2003, and a phenomenon called two-tier marketing.

Two-tier marketing typically refers to dodgy seminar marketing techniques (ie. preying on the ignorant through get rich quick propoganda), but now at least in my opinion, extends to any marketing technique which is abnormal and effectively preys on the ignorant.

This includes basically any development, where the developer basically nominates a price (always over-market) and market the property with display suite and all the trimmings, in order to catch suckers using the venus fly trap technique.

I deal with properties in this building which people purchased off the developer even after the market correction where they paid say $750K in 2006 direct from the developer, to sell it at $660K 12 months later under normal marketing conditions.

Sorry to go into too much detail, but if I save anyone from getting sucked in to buying direct from a developer, it's worth my time! :)

Interesting - I ask because my parents were exploring their options when buying an investment property, and I had heard that there was essentially not good value in those apartments.

They opted to go with a place in Armadale instead, which seems a little less tumultuous.

Actually, that would be one of many, in addition to having no ability to judge talent, no strategic mind, and has the intelligence of a pea.

Yeah, but I was being nice, and not mentioning his obvious flaws in his coaching.;)

Oh yeah of course. I didn't mention he should take over as of tomorrow. He has only been out of the game for a VERY short time but he needs to learn the ropes and it could take him 5 years for all we know.

Of course, I understood where you were coming from, and put forward what I wanted to see before we put his name forward as a coach in the future. There's one thing the Pies had been lacking and that is some mental toughness to throw themselves in and give a good old hit (ala Didak against Carlton.)

I am not saying we go out and start fights, but once and awhile give a good old hard hip and shoulder knocking them on their ass and having them feel some fear. I mean our players have been knocked around and at times lack that "mongrel" instinct that Brad and Chris had.

My post wasn't a direct shot at you or at Brad Scott, it was just a feeling I have that I want to see if they have the quality to be able to coach, and be able to handle the pressure that comes with the job.

Peter Daicos would be a great coach for us in my opinion but i rekon our next coach will be Nathan Buckley, i think Malthouse will stay untill Buckley is ready.
