First time renter

Hey guys i am looking to start renting mid January and wanting a few tips before i start.

I am looking to rent down Adelaide for around 6 to 12 months. What i would like to know what are some good websites to find some rented houses. Also would not mind to do share accommodate with another person/persons. So where can i look to find other young adults looking to find a room mate.

One tip. When you do the initial inspection with the landlord (checklist basically of any prior faults in the place, marks on floors etc), take lots of photos of property, document everything. That way when it comes to moving out, the landlord can't try pull a dodgy and blame you for a previous fault / damage.

That way when it comes to moving out, the landlord can't try pull a dodgy and blame you for a previous fault / damage.

not for the inspection - when you get selected post application

when moving in, on the inspection report write down "marks on walls" in EVERY room that way if you scuff anything it can be attributed to having been there when you moved in

I suggest loitering in the lunch room of a hospital. There will be a notice board. Then put up a sign saying "wanted- potential housemates, clean drug free decent girls preferred." You'll get a bunch of lady nurses apply.

Then have a sweet amazing penthouse booked for a week somewhere in a swish building that could be permanent residential but is actually only a serviced Short term apartment. Have your potential nurses come inspect the "property" and tell them they can have a room for $110 a week. They'll be spinning out at how flash an cheap it is. When you see that look I. Their eye that says "I want to love here SO much" that's when you smile and tell them you've had a lot of nurses apply for the room. And ask them if they are prepared to go the extra mile to get the room.

You'll get told to **** off a few times. But you'll also get your balls sucked as well.

actually talked about a similar plan with a workmate, our plan invloved hiring an exotic car for a week too

thanks do you then hand that to the landlord or do you keep it ?

How many people are you staying with though i prefer to only stay with a max of 2 other people.

Basically an hour after I made this post I got notified by the guy that it wasn't available anymore. Was down in the dumps for a few days afterwards, stressing that I would have to find somewhere again. Got through the Christmas/NY period without worrying about it, just wanting to relax, then I found a very good website that you can sign up to to find a sharehouse. Put my deets online, a guy sent me an inbox with his number asking me to text him if i'm interested, and now I have a room organised to move into later this month :thumbsu: literally 2.5km from where I have to study, the guy is a mad keen AFL supporter (Carlton though :eek: ) and so far just seems like a genuine guy. Very excited to be moving down!

I've had situations where I've been the leaseholder or owner and put an ad in the paper. Often people would call up, get the address, arrange a time to come around, meet me and my partner or other sharers and go: "I'll take it".

No you won't. If you don't fit in you ain't living here.

So for anyone applying for share accom, it's an interview to see if you want to share with that/those people and they want to share with you. It's more about people that location, size of room etc. That shit gets sorted before you go and meet them.

Be prepared to pay a bond and a month's rent upfront. (Initial rent + leaving notice tends to be charged usually a fortnight's rent). So be prepared to wear some initial high costs early. Just make sure you know exactly what they are, what your obligations are, how much and what will be paid in the future, exit stratergy. This will all be in a rental agreement. (Keep a copy).

Aside from location, how bills will be split etc etc make sure the people you will be living with are at least compatible and a good fit. Meet and chat for a while, if possible just assess as best as possible for compatibility. For all the talk, strategies a lot of problems come from people just not being compatible.
