They sold the rights before comic book movies were popular and Marvel were nearly bankrupt thats why they are desperate to get them back now and have banned the comic writers from creating new x-men to try and screw over fox.
The agreements they have are as long as the fox/sony make a movie every 'x' (possibly 4) number of years they keep the rights which is why we have seen spiderman rebooted 38 times and Fantastic four and they make a new X-Men movie every other year just to keep the rights
