The Carrara Sports and Leisure Centre (CSLC) is broken into three sections - Hall 1, Hall 2 and the Suns' training & admin facilities. You can see the dark pink section above which is where the Suns will be based. I believe the top level includes admin facilities and coffee shops, the middle level a gymnasium, lecture theatre & physio area and the bottom level a recovery pool. It also overlooks the new synthetic grass oval that is the size of the MCG. That's my understanding but I'm sure the club will release a video where they detail the facilities.

A public walkway that connects to the public plaza out the front and is supposed to look like this:

Especially when you consider GWS received their first class facilities (Learning Life Centre) back in 2014 and GCFC have been training out of the demountables at Carrara since 2008. Both QLD clubs seem to be having a hard time trying to secure government funds for these facilities and the Suns really just got lucky in the sense that they put together a deal to take over the facilities once they reach legacy mode after the 2018 Comm Games. The Lions are going to continue to struggle to secure new facilities that are up to standard.
The AFL clubs aren't high on the priority list when it comes to the QLD state government/local councils. The Broncos are easily the number one priority and it's probably not surprising to see they had their new $27 million training facilities approved about 18 months ago. The Queensland Firebirds (netball) also received approval for a $30 million training facility around the same time. The Logan City Council offered the Brisbane Roar new $9 million training facilities early last year and the Roar accepted the offer. In late 2016 the Titans moved into a new $25 million training facility in Parkwood. Meanwhile, the Lions are stuck in leaky facilities in Coorparoo that probably haven't been up to scratch for about a decade.
It is an absolute disgrace. Yeh the lions are going to struggle to get government approval especially with all the money the gov has handed out to the other sporting teams in qld. the AFL doesn't seem to care to much either. Well at the very least when GC are up and firing they'll have facilities to match.

I remember Mal Michael stating on Open Mike that Brisbane had some of the best facilities in the AFL when he joined them in the early 2000s and that Collingwood's facilities at that time were pathetic. Not long after that Eddie McGuire put together a deal that allowed the Pies to move into first class facilities at the Westpac Centre and are widely considered to be some of the best, if not the best, training and admin facilities in the AFL. Similar situations have played out in recent years with Essendon's move from Windy Hill to Tullamarine and Richmond's upgrade of Punt Road Oval. What this shows is a club needs to continually upgrade their facilities to keep up with the times and Brisbane simply haven't done that.
You've got to give your players and staff the best possible chance to compete with the rest of the competition and the facilities you train out of on a daily basis is arguably the most important aspect when it comes to being able to compete. Funnily enough, this isn't the first time this has happened on the Gold Coast. When the Bears were based at Carrara they were essentially nomads when it came to where they trained and never had a permanent base until they move to Brisbane.
It can't be underestimated how much of a difference these new facilities could make.
