Honestly tho, it’s hard to be that confident when you’re offering 10% under what they advertised.

Sometimes it can help to sell a sentimental story or ask if there are other terms you can make more favourable (settlement for example). On the plus side while real estate agents want to get the best price, it helps to remember they only get 2% ish of commish and even then only a split of that after the firm takes their cut.

If the property is $600,000 for example that's ~$12,000 in commission. Another $60k would probably net the agent not even $1000, so some will try to push a quick sale rather than doing heaps more open homes, negotiating, running offers back and forth etc. for less than 10% increase in their actual takings.

It's still unlikely if the agent has set expectations but it's not all hope lost.
 
and yet you won't find posters/banners honouring him...which is what those protesters should be doing instead of inciting vitriolic hatred for Australia. You could argue the government has done more honouring that man's legacy than indigenous people have. Abbott was the first PM to visit his final resting place and the Royal Mint made a 50c coin (legal tender) in his memory.
The native title act was an attempt by the Australian government to undermine the Mabo decision. To limit the damage basically. Tho it did provide some reward or support for the people who were found to still hold Native Title despite NT being easily extinguished under the Act.

That was 30 years ago. In that 30 years the treatment of indigenous Australians got better for a while then got worse. That worseness culminated in the No vote which was a big "**** you!" to most indigenous people from Australia, not just the government but the electorate. So you shouldn't be surprised if indigenous people are now pissed off and don't see much good in Australia.

Reconciliation failed and it failed cause non indigenous Australians didn't care enough to make it work or actively tried to make it fail.

A quarter of a century after Cathy Freeman won that gold medal for Australia most young indigenous people feel betrayed by Australia.

I’m also on tenterhooks. Put in an offer for my first home today. Agent said he’d get back to me tomorrow. The owner needs to sell quickly and I don’t think they have had any other serious offers, but I can only go about 10% less than their advertised price guide, so it’s still very much 😬😬

Thanks man. Those commission numbers are reassuring. Tho I live in NSW, near Sydney, so you can basically double those numbers for anywhere around here.

Pretty eyewatering figures for first home buyers like us, tbh. 😂

I know the owners have to go to bridging finance if it’s not sold in two weeks because they’ve bought elsewhere in our neighbourhood. And I get the impression that they really don’t want to have a pay two mortgages while paying massive rates to go to bridging. Fingers crossed!

You're not using the referendum result as an excuse for the vitriolic nature of the 26th protests? Because the protests over the years have been the same.....years before the referendum.

I can appreciate that the Indigenous people aren't happy with the vote/poll result. But it's not what's thrusting these annual protests. Neither is the AD date by and large.

2-3 years ago I posted about my confusion how every teenage boy I see publicly these days has a mullet. Like what's going on....why has it come back?

But now....I don't see as many mullets. It's been replaced with this new hairstyle.

It's kinda like a bowl cut with a fade on the back of the head/neck area. Some of em have the padawan jedi braid too.

Yeah, its cooked.

But it's not wildly different from Florida's (or many other US states) laws.

I doubt we'd ever get traction for this kind of regressive stuff in Australia thankfully, or at least not in Victoria.
