Last tenants I had left grease and shit all over the kitchen, not to mention leaving half their shit behind before doing a runner with a month's unpaid rent. And a bunch of other issue I can't be arsed listing. SFA an owner can do about this other than tidy the joint up; sell up; and enjoy the capital gain.

Yep, sound advice from your lady.

Fortunately I did take this advice and successfully claimed circa $4k for the carpet which was rooted. Got new for old so no complaints there and TBH the assessor was reasonable with that.

Insurance didn't cover rent loss though (policy excluded first 4 weeks, even though the bond only covered about 60% of that) or clean up or removal of their shit and various other things which were well beyond "fair wear and tear". As an owner you just cop this on the chin and hope for a good capital gain, insured or not.

Ultimately insurance only has limited coverage (no matter who you use) and I always argue the agent/owner must to due diligence on the tenant before signing up. But despite best intentions and homework, a shit tenant will **** you sideways.

Are they banning Samsung Notes from charging on them?

Found it amusing all planes are banning them pretty much being even turned on.

I'm not 100% on this but I think I read that it's really hard to put out a fire in a plane, hence those Samsungs getting banned quick smart. Shouldn't be as much of a problem on the train, although it still wouldn't be much fun.

In other news, a 249.5 meter building has been proposed for St. Georges Terrace at St. Andrews Church. It would be Perth's tallest building by half a meter and obviously change our skyline... Except that it infringes on Perth Airports air space by 60m.

I didn't think so either. Literally every time I've landed in Perth the plane has circled around and avoided the CBD by a long shot. I'm also certain 190 meters off the ground over the CBD would be very dangerous for a large passenger plane.

Still, I'm sure they have their rules and they're logical enough if you know them.
 
Also, I'm not sure this has gotten as much press as I think it should have but GDP came out today and WA had another large contraction this quarter. That's at least 2 quarters in a row but probably more. We're in a recession :(
