That's near my way and I'd definitely recommend it. People don't realise how close to the city it is, 15 mins at night, 20 mins in the day, less than half an hour even in peak hour. There's far more valuable suburbs where you spend twice that time on the freeway every workday.

That is my reckoning. Even Carlisle/Lathlain still have the stigma of what they were in the 80s and 90s and earlier.

This place (https://www.realestate.com.au/property-house-wa-carlisle-126492130) is fine for a family (not a big yard but right next to a nice park) and is $529-549k. Under 10km from the city and connected by Orrong Rd, Albany Hwy and Shepparton Rd plus rail. I find it a bit odd that people go to these new suburbs miles from the city that are all set up for families etc. then spend hours a day commuting and missing out on actual family time.

It’s interesting that you ask - the other half and I were discussing that very thing on the weekend. IMO it’s been the tenant type that’s been the problem because the location isn’t bad - I think a real estate agent or settlement agent or the like would be okay as there’s parking at the rear and side street parking and the fact that there’s lawyers offices close by suggests it may work. Maybe it’s also a case of the rent being too high - just not sure tbh because on the opposite corner the businesses there have been there for ever.

I think the next one to go will be the lawyers on the cnr Hobart and Charles and if I’m honest I’m surprised the men’s waxing palace on the corner near the Charles hotel is still operating as that’s another that’s had a high turnover of tenants.

Any house that has a park directly over the road is A+ in my books

It’s had businesses that don’t require a lot of foot traffic - marketing company, migration company and recently international real estate. Could be the rent as they had to spend quite a bit to bring it up to scratch.

And yes the other place has been a cake shop, florist and restaurant.

i consider over $500,000 to be a fair whack, so Carlisle is starting to get highly priced. But yes, if you're going to spend $500,000 anyway to live south of Cockburn and spend an hour a day on the freeway, I would consider Carlisle.

You'd have to live North, though. And not in the 'I'm North but can see the river' sense either.

Well I’m not sure where Upgrayedd currently lives so it may still be relevant and why wouldn’t you live north if it meant not having to cross “that bridge” each day
 
And they're the good neighbours!

Even people in Rockingham look down on people in those suburbs. I drove through there to get to Rocko to visit brother and it's bleak as ****. Kind of like that movie Snowtown but without the mass killings...yet.

Years ago we were looking in those suburbs for an investment property but just couldn't see any way there'd be any real capital growth there.. so we built in Bertram. BERTRAM!
