The wife and I are moving to Perth in about 2 months. We have done considerable research on housing and public transport recently, but could always do with other perspectives on the positives and negatives of this city. Our main question is which suburbs would you recommend moving into, where there is a maximum 20 minute public transport ride into the CBD, minimal noise and low crime rate? We have been looking at Tuart Hill, Manning, Bateman, Mount Lawley, Watermans Bay, Booragoon and Maylands. We'll be renting for the first 6 months to a year before we decide on where to buy. Any and all advice would be greatly appreciated.

Out of what you listed, Booragoon isn't too bad except it can be a very busy area with Garden City Shopping Center/Hoyts there as well as Leach HWY which is a major road servicing the Freeway from Freo so it is used heavily by trucks. It's also only about a 15 minute train ride into the CBD.
 
I'm a Booragoon boy.

It's pretty good. There are four buses that go from the Garden City bus station (Garden City is a major shopping centre which is in Booragoon) which go to the city.
The slow point is actually the Canning Highway and not the Freeway.
You could also easily drive to Bull Creek station and just take the train to the city.

If cost is an issue Brentwood is like a cheaper version of Booragoon which is right next to us (and closer to the train station).

Bayswater is near mt lawley and on the train line and one of tje better suburbs near the city. Are you going to have a car? If not then stick to near a train line so you can get around easier.

Any kids? I assume not from the above. Preference for activities? Do you like to go to movies, out to dinner, play sport. Do you want a house or a unit?
Movies, dinner, entertainment - I'd look at Mt Lawley/Leederville both have plenty of entertainment venues near by, with good restaurants. If you are looking townhouse or apartment they are affordable enough.
Beach - Pretty much anywhere but City Beach and Cott if you can afford it.
Sport/Outdoor activity - South Perth/Como, Maylands.
If you want a house rather than apartment then parts of Maylands, Mount Hawthorn, North Perth all have some nice houses.

Manning, Bateman, Watermans, Booragoon are all varying degrees of suburbia, with their own appeals.

I have rented there before, but there is no chance that I live there now. I'm another 2 suburbs in from the coast. The goal is to buy there at some stage.

It is just an awesome coastal suburb with a chilled out vibe, awesome cafe's and restaurants, cracking beach and McMansions everywhere.

I've rented in Mt Lawley as well, that's a close second...
 
Being a Northite I would recommned anywhere from Watermans along the coast to Hillarys. Close to the beach but also close enough to the train line and its only a 20min train ride from Whitfords station to the city.

I've only lived south of the river so won't offer anything on north of the river. Have lived in Bateman and I often shop in Booragoon.
Both northern and southern ends of Bateman are close to railway stations (Bullcreek and Murdoch), there's Catholic primary and secondary schools in the suburb and you'll be in the catchment area for one of the best public secondary schools in the state- Rossmoyne. (When you eventually have kids, that's presuming you don't have any yet) My daughter still goes to school in that suburb- fairly busy, bounded by the freeway to one side so that's a little restricting but local traffic doesn't seem to be ever too bad. A bit of road-widening and re-aligning when the new public hospital was built in the next suburb to the south and Bob's your uncle. ;)
Car parks at the train stations out this way are full fairly early in the morning but you might not bother driving if you lived in either of Booragoon or Bateman.

Booragoon's busier because of the shops but there's a busport right next to the shops, as The_Reaper mentioned so that might be convenient for you. It's a pretty HB big shopping centre- all the usual shops - and has a movie theatre, too. Your wife might enjoy looking up "Garden City" for more info.

Just to the north are some good eating places. Happy happy!

Perth's a very car-centric city- the worst in Australia- so if you can reduce your need for driving, good on you!

From either of Booragoon and Bateman, it's just a hop, skip and jump to the beach out near Freo. Slightly more if you want to go further North or South but the beaches are beautiful and there are plenty of choices.

Lol- lazily reading through the replies here and that 'McMansions' jumped out as 'McDonalds' and I'm thinking, "What the..... ????"

Must've been because you were talking about cafes and restaurants a few words before. (Yeah, I know McD's is in no way a cafe or a restaurant but they're a 'wanna be' of both.)

Mt Lawley > Booragoon > Bateman > Manning > Tuart Hill > Maylands > Watermans Bay.

Watermans Bay can GTFO. May as well move to Canarvon.

Booragoon and Bateman are 30 seconds apart, there isn't much difference between the two. Bateman is about the size of a small paddock anyway. They (and peobably Manning also) are middle class suburbs with average houses and above average houses. Not too many really dodgy houses, but there are 2 and 3 bed 1960s duplexes amongst 2015 built million dollar two storey mansions. If you're looking around the Canning/Leach/Freeway pocket then the Rossmoyne SHS is a big attraction for a family. Rossmoyne, Willeton, Churchlands are the top 3 public schools these days from memory.

Mt Lawley and Maylands have a mixture of units, apartments, new houses and old houses. You can find a 1920s home on a 1/4 block in Mt Lawley (not cheaply) and you can find a studio apartment. Maylands has been gentrifying for a few years, but still has a bit of stigma attached to it.

Tuart Hill is OK, I have one friend that lives there but I really don't know much about it.

I didn't even know there was a suburb called Waterman's Bay.

Nice area but public transport is crap and other than being close to the ocean, nice homes and a "safe" area, I don't think it really brings much to the table. Then again I live inner city and I feel that way about a lot of suburbs

There is something about that Waterman suburb though that does scream 'tosser' though hehe.

I didn't even know there was a suburb called Waterman's Bay.

I'd never heard of it either.

I'm sure it's nice enough being near the coast, but it's just another Freeway belt suburb IMO. I reckon there would be a pretty low percentage of people who live there who don't spend 5-10 hours on the Freeway each week. Yuck.

It wouldn't be that bad. From memory in Duncraig it took me about 20 minutes to get into East Perth for a 7am start.
