As I’ve said in the past, there’s no prize for playing below the maximum points. If you’ve got them, you may as well use them.
Any facility that is paid for and built by the taxpayers should allow any applicant equal access. The YJFL did nothing but get gifted a far greater setup in Bellfield than they had in Bulleen thanks to the North East Link. I'd be disappointed if they held other club's at bay like they fought...

Not a huge ground, but no smaller than some others in the league.
Good change rooms, good lights and no other teams to compete with or deal with.

You're right about the traffic, but i believe they resurfaced it with that "winter grass" i think it's called. Turns yellow and dead in the winter but comes good in spring and summer. Personally not a fan, because the grounds are hard as a rock if there's not much rain, and a mud heap if there...
It's about 3-4 metres shorter than Macleod, Monty and Greensborough. About 7-8 longer than Lower. Certainly not big, but would be more than adequate for a year
The grade of footy doesn’t directly correlate with the size of a ground. Look at Lower, or Macleod or even Greensy.
Similarly, Latrobe is in the depths of the Ammos and play on a big deck, as do a number of others.
