Ok so I need some advice. My landlord wants to measure the backyard.

I'm confused. What would be the purpose of it.
Anyone got an ideas why would a landlord would ask to measure the backyard.

We got offered a new 12 month lease just yesterday. ??????

Might be looking at a subdivision application, needs to have a minimum area deemed by local council planning bylaws

It's really weird to go yeah let me measure, since the block of land would already be assessable by the government department who handles everything, rather then a dude with a tape measure
 
Ask. If you get a sheepish response they are either subdividing, or knocking down and subdividing.

The last place I rented the owner did the same thing with a builder. When I confronted her she gave a lame bullshit response. I was month-to-month so knew to start looking. I got the notice to vacate a couple of weeks later.

If you have a 12 month lease SIGNED then not much to fret about for the time being. Any subdivision takes ages for council approvals, and may also be subject to financing they need to arrange. So it will take time. But don't be surprised if you're on the move next year.

Yeah I signed the lease but will be making my plans now to move in 12 months before it gets sprung on me from nowhere. This is why I ask here first. Big footy is my go too guide for all my problems haha. Honestly he is coming over today to do it so will ask him about it.

Probally for the best as I'm getting sick of the area I live in at the moment. Need a bit of a change anyhow.

Could be improvements for the future it could be to get ready in the next two or three years to sell. While you have a contract your pretty safe.
The Landlord might be building a shed or what ever, maybe a pool???.

I am a landlord I am not a multi house owner, though, just someone who had a circumstance quite a few years back and bought another house, not for the renting of it though. For family reasons. That changed.

I can say quite honestly that I think about what I will do with this property , all the time.
My tenant is there for another year, a great tenant, but quite a low rent, as has been the case for a couple of years now.

So landlords unless they are wealthy multi property owning politicians or business men /women may just be looking ahead to something else in the future and worrying about finances.

Because believe me if you are a landlord and you are in my position, it is a costly and regular fix up or comply to some rule, its an on going thing.

Right now at this point of time, for my wife and I , its not that profitable at all. I wouldn't worry too much, you have your contract and I'd say if you got offered 12 months then this measuring thing will be for something down the track and probably quite a way down the track.

Of course you could ask and say you were a little concerned. There is nothing better than a regular honest clean tenant, that about it!
 
Slightly off topic. I rented a house in Vietnam when i first got here. I had to leave the country for a visa run and the landlord had a party at my house with his mates while i was away. 3 boxes of empty beer cans on the porch was the smoking gun.

I left this house and rented another. When i returned from a trip to oz there were dishes in the wash rack that i had never seen before. My new landlord was cooking and eating at my house with his family while i was away.

To the vietnamese this was perfectly normal as it is their house.
