When I was a lot younger, my Dad built housing commission houses for the Government and Wendouree came up a lot on the files so I would assume it's pretty low-end area.

Several years ago, it was a terrible place and house could be bought there very cheaply (could have bought a house there for about $30,000 about 10 years ago). There was a high amount of rental properties and a lot of crime.
Of late it seems to be improving as lots of people are buying houses there to live in, not rent out.
I reckon in another couple of years it wont be too bad.
Certain areas of Delacombe seem to becoming the shit area of Ballarat that Wendouree West used to be.

Trust me Wendouree west is still the shit area. There are so many loonies that live around the area. You get the odd people coming over to your place and knocking on your window scaring the crap out of you in the middle of the night. Causing you to look outside only to see some idiot exposing their dick to you.
