I have done some extensive modelling on NRAS properties.

My take is that they seem great from a cash flow perspective.

The issue for me comes at the time of sale. The area the house is in, the fact that if other NRAS properties are avaialble with their full lifetime of governmnet concessions remaining, will your property need to be sold at a discount to attract a buyer?

To me the question of good/bad depends as always with property on your outlook on capital growth and time frame.

But the 10k a year tax free sure does make holding the property affordable.
