First thing I'd do mate is paint the kitchen. Looks ****ing hideous!

The agent has done a brilliant job of doctoring the photos to make things look bigger. Just like they do in a Ron Jeremy pr0n shoot. Particularly the last one of the sun room at the back. Or is it really that wierd trapezoidal shape?

Personally I don't believe you'd do any better auctioning a place like this in the lower end of the market - won't generate the demand / competition / emotion you need to make an auction work for the seller.
 
I agree with Leper - auction is not the strategy for this property. You will spend $5k and then it will most likely be passed in.
 
You also seem to have multi listed. Bad move.

Initial opinion is you have it overpriced. I will check when i have time.

Get a cabinet maker to do you up some new kitchen cabinet doors. The pink will only appeal to a small amount of buyers and will put a lot off. Shouldnt be too expensive, less han $1000 anyway

It's actually maroon, not pink. I quite like it.

Do you mean gone through more than one real estate agent? If so, nope. It's only listed with one.
