:D probably - the english are weird but you gotta love a people that like to continually give us their sporting 'best' to beat easily. yes I know all about the rugby but that was one thing where they were very due to win - and still almost managed to lose it

well I get the longshore drift thing.....not the smartest place to put a Marina...but hey - that was all about boosting the return on the apartments.. :rolleyes:

...but as for 100 year storms...take your point we're due....but if we did urban planning in consideration of 100 year storms - well we might as well all just live at Mt Barker !.......then someone would think..."hey - no one else will develop this resource at the coast....I'll take the risk and sell them off."

will are all risk averse....but some less than others.....pure Economics

The last big storms caused the most damage down glenelg way beacuse of the old sea walls - coastal areas need sand dunes (like at west beach) Sand is much better to absorb the impact of those waves so that the houses that are built behind them are nice and ok. If I had one of those houses opposite colley reserve I would be mighty ********ed at the price drop my house has gone through cause those nice tall buildings in front of the sea
The Marina bit is just plain stupid as we will be paying for that nice dredging machine to sit out there forever. That is just silly economics

Interestingly my mum lives in Sturt Street, opposite Lennys....(those were the days), now The Watermark, and her property continues to appreciate steadily while at the same time they are having trouble selling these new appartments off the plan opposite Colley Reserve. The developers will never learn.....saturate the market and then whine when they can't sell any !!!!.
