Do any BF people on this site have any knowledge , experience etc with the Quest apartment/ house/home investments , where the tenants are guaranteed and an annual income from that business is guaranteed, after the purchase of the property from your pocket..

It sounds ok to me, you have to put up the money initially but then you are left with a minimum income apparently per annum, with no need to hunt down tenants or worry about maintainence.

There is obviously Quest's costs, from the rent you receive , which could be substantial I'd guess but it seems worth it, considering that you virtually buy and don't have the landlord hassles.

What does anyone know or think about this sort of investment?

Normally, guaranteed income rentals come with negative capital growth and only a limited timeframe for guaranteed income. So by the time your "guaranteed" rent expires you are left with a property you can't rent out for anywhere near then initial promised rental value, and it's worth less than what you paid for it. Tread very carefully in this market.

Also, banks tend to only finance up to 50% of the purchase price

Horrible investment, look at the capital gains on them, they have barely moved for the last 20 years. There are plenty of property chat forums with threads dedicated to this type of investment. Most posters hate them
