What qualifications do you need and how do you get loans to do it?

Always interested in this even working for a company managing the projects would be interesting.
I studied commerce back in the day. Started out as an analyst, then moved to acquisitions then to development management. An architecture or engineering degree is probably most helpful though and you can go straight in to project or development management and skip the analyst / investment management part. Can also study project management outside of university at TAFE and other institutions. This is generally a longer pathway though and you’d need to start at a builder before being accepted at a developer. Unfortunately developers generally look for uni degree qualifications or project managers with builder experience if they haven’t gone down the university pathway

I have investors that provide the equity and then once I’ve secured an opportunity I start talking to banks to fund the remainder. All the majors provide financing for development but they’re quite conservative. I generally target 2nd tier banks like LaTrobe or Pepper. I also have relationships with family offices who also provide debt.
 
I went out on my own towards the end of last year. Have been in property development over the last 15 years and am now doing my own developments with a business partner I used to work with

Scary, especially now I have just had a 3rd child but everything's going well so far and it's super exciting. The flexibility and work life balance is second to none.

Have gone the other way in terms of enjoying my job more than expected. Moved into my new role about 18 months ago with the lure of more pay the opportunity to learn and grow has been exceptional, plus there's a great team in place. While the initial plan was to leverage it into a new role after 24 months or so I'll stick around for a while and see how it plays out.
