Disagree. They're getting paid by the home owners to get the highest price possible on their house - it's not like they're holding a gun to the buyers heads, or even making the decisions for them. They're just doing their job, like any other person.

Never said they're holding a gun, but they're bullshitting the buyers in the process. They tell you what a great deal you're getting, when its clearly in their interests for you to get screwed as much as possible.

They're necessarily full of shit, which by definition makes them flogs.
 
Real Estate agents are just awful.

Firstly, they grossly overvalue what they do both in terms of how important they are to the buying/selling process (ie what skills they actually have) and how much they charge. Australians being Australians for the most part just take it. As a buyer the first thing you should do is ignore anything a selling agent has to say and do your own research. As a seller the first thing you should do is negotiate the fee structure up front and calculate just how much you'll be effectively paying your agent in terms of dollars per hour of effort if the house sells within a certain price range, time period etc. You should also find a good settlement agent, they are the ones that are actually worth their salt.

Secondly, they don't really act in the buyer or seller's interest. Their goal is the sale. If they can convince a buyer to fork out a higher price then they will because it means a higher commission and a happier seller, but at the end of the day the benefit to the higher selling price is marginal. $500k @ 3% is $15,600. $520k @ 3% is $15,600. It just isn't worth the effort to push for the extra sale price - unless they have a fee structure which they get a very high commission percentage above a certain selling price.

Thirdly, they are yet another 'capitalise your profits, socialise your losses' group. Every boom they make out like bandits and all you hear is 'it's never been a better time to buy'. As soon as the market slumps their lobby is whinging for govt grants and lower interest rates to boost the market.

makes me cringe seeing 30 year old blokes at the footy in jumpers with the number of a 22 year old kid on the back.

Those same numbers have probably been worn by plenty of legends. Franklin isn't the first Hawthorn champion to wear 23 after all.

Well shit... After reading this thread I think I might be a flog :(

I have a pony tail / long hair, I own a variety of caps* (including 2 snap backs), I frequently have my sunglasses resting on my head indoors or at night (eyes are fairly sensitive to light so I just leave them there and forget). Although I only wear my nba jerseys when actually playing basketball, or occasionally in really hot weather, not sure if that makes it a bit less floggish.
 


I dunno about you, but a player who doesn't sign up because they think they're worth more elsewhere, goes off and meets with other clubs, discovers they're not worth that much after all and comes back expecting all to be well probably fits the definition quite well to me...(for what it's worth, both Chris Dawes and Dale Thomas fall into this category too!).

I think he needs a new manager tbh. Dustin is a good bloke, contrary to what the media drip feeds.

I want him to stay at Richmond for the next ten years. His upside is bigger than any other player in the comp.

I'm sure he needs a new manager too! But apart from that, being a good bloke doesn't excuse floggish behaviour, and treating your club the way he has..he'd want to reach his potential now, he needs to pay back the faith your club has shown in him in my opinion.

Know a bloke who has had contact with Martin through footy, and from all reports he is an absolute w***er.
 
Yeh, but everyone knows someone who knows someone. I've met him a couple of times and he's a fairly humble, likeable guy. Happy to do stuff for other people too.


This isn't someone who knows someone who knows the mother of this guy.
This is one of my best mates who did some volunteer work at Richmond... I can only go off what he says, and I have personally heard the exact opposite. An 'arrogant ****stick' who doesn't have any respect for anyone.
I've never met him, so I don't personally have an opinion. But, if I was walking around and I saw him, and had no idea who he was, I would assume he is a flog. Not sure if it's the ridiculous haircut, or neck tats. But, would assume. Wouldn't be able to pass judgement on him as a person, just his looks, until I met him.
