i remember when there were rumours circulating last year that Burgess was leaving us.. and I thought then, there's no way he's going anywhere until these new, world class facilities are built and in play.

That's silly. Much simpler and more accurate to only use last and next, which can't be misinterpreted, (unless you're in October, when this would be OK).)

Was just looking at Richmond's Punt Rd redevelopment. Noticed the prominent brickwork, that doesn't happen by mistake. That's a deliberate move to give it an old school footy club feel. I like it.
