Firstly, the upkeep of the place is shocking. The gutters are rusted through in places so a heavy downpour keeps me awake at night with the sound of water landing on concrete. Our hot water service is 14 years old and struggles to produce "hot" water. If anything needs replacing, the landlord (who owns all 6 units) is usually reluctant to do anything about it.

Secondly, earlier this year he evicted a disabled woman out because she got a few weeks behind in her rent. He and the real estate agents were always coming over to harass her, trying to get her to leave. She was clearly not with it, both physically and mentally, and the way they spoke to her was quite foul.

Isn't it law that all rental properties have to have heating? We have no heating or even insulation in our roof. The bastard has recently installed air conditioning but has padlocked and disabled the external unit because he wanted more rent (despite just upping the rent already). What kind of a **** pays to have an air conditioner fitted but then disables it?

We have had someone suspicious hanging around in our carpark the last few nights - which has been reported to the police. Several of the tenants in this block of units asked if we could get a new sensor light (as the one we have has not worked in years) but the agents told us that the landlord was not prepared to pay for a new one.

Although I like my suburb, I will definitely be moving when my lease expires early next year. The recent turnover of tenants in our block, suggest that others feel the same. Has anyone else on here had a bad experience with a landlord?
 
yes i have, and all i can say is i'm glad my best mate is the registrar of the residential tenancies tribunal.... ;)

one mention of him usually scares the bejesus out of any pesky landlord/property manager
 
My landlords decided they wanted to upgrade the units and then sell them off individually, so they just started sending everyone eviction notices with no reason provided. Literally no reason. There's a section on the eviction notice where they write down the reason for the eviction and it was just left blank.

They gave some lady 60 days notice, but we're supposed to get three months, so she went and complained and so they decided to "compromise" by giving her 63 days.

Worst of all they didn't evict everyone at once, just one at a time. Mine was one of the last units and watching my neighbours (almost all of which were elderly, unwell and widowed since the units were originally owned by a church group that provided low-cost housing for widows) one by one get booted out and have to find somewhere else to live, until the point where I was literally the only one left in my block, really didn't feel good at all.


Long story short, I fly back to Australia tomorrow and I don't actually have a house.


Edit: They also, for months beforehand, would be sending messages like "we are performing routine inspection on your roof. No cause for alarm. Here is a box of chocolates just so you don't get too alarmed" and then a guy would come to inspect the roof who clearly wasn't actually there to inspect the roof but to map out the upgrades. It might have been less transparent if they hadn't already kicked some people out.

I cant comment on US state laws regarding tenancy.

jackster83 you may wish to look at legal aide to resolve your situation regarding basic amenities such as heat. Insulation I believe is not guaranteed for rental properties. In regards too your neighbour, if she is unable to meet the payment requirements of the landlord, she may be in breach of her contract and unfortunately it may be at the digression of the landlord whether she is able to continue to lease the unit.
 
never rented and never will. I stayed at home until I was 25 and bought. I would never of got out of the rent cycle otherwise.

Same here - actually just bought a house and moving out of home in a couple of weeks. The shed is starting to fill with whitegoods and the spare room is full of other stuff ready to go.

I've lived in rental houses my whole life and it was either live at home or buy (wasn't going to enter the rent system at all). Fortunatelty, we've generally had great landlords (my Dad used to be our current landlord's boss lol), and we've actually moved on our own accord all but once - when the Landlords wanted to sell the house (took them 12 months because it was $30 000 overpriced).

Why do you have to deal with the landlord? Isn't that what property managers are for?

We don't deal directly with the landlord, that's what those clowns at Ray White are for, but they need his approval to get anything done.
 
Weve rented ever since we moved out of our homes and although we'd like to buy, its not in the plans for another couple of years.
 
there is nothing wrong with renting, it suits a lot of people and their circumstances.
Not saying that there is, I was just saying Im glad I never rented because I always wanted my own place and there is no way I would of been able to put aside money for a deposit after already paying rent.

I gotta tell you, after going to a few open inspections I feel sorry for agents and landlords, most people applying to rent cheap places are shocking. One girl was complaining at an agent for not accepting her. She had listed her profession as "hooker".

ha ha classic. I recently ran interviews for a job and one of the guys dropped the F word, twice while we were interviewing him. Hmmm interesting technique
