New career

I have been thinking the last month or so of getting a new career. I have been a retail manager for the last 4 years with a supermarket chain doing a number of roles. I have worked for them for roughly 9 years all up. Its time for a change.

If you wouldnt mind could you please share your opinion on different career options that are out there as i dont know where to start looking?

I somehow got talking to this homeless dude who had perfected the art of begging. He said when he needed the dosh he could make around 15 to 20 bucks an hour asking people for bus ticket money. Just got to know who to ask i guess.

Im a people person. A good communicator who leads by example. Personally i dont like a lot of physical work as managing a situation is my strong points. So something in management.

I'm not an agent so let's hold the abuse.

1. It's a sales job. Most sales job is easy to get. Basically if you want it, you can have it

2. Downside is you have to perform to keep your job

3. Upside of this is if you're good you provide your own security, ie company closed down or lays people off, you go get a job somewhere else the next day

4. Takes years to get good at it. But now is a good time because the market is in a recession. Will be tough going but if you pull through you'll be experienced to take advantage of the next boom

5. Generally real estate agents are dumb arses and have no idea about sales. This gives you an advantage in the competetive stakes - it's not hard to be better than your fellow arse clowns

6. Got to work Saturdays at most places.

I fairly sure you have to do a course and get a peice of paper nowadays.

What about property investments? If you own a house mortgage to the hill and use it to buy and do up more. Last week the cook asked the agent for a valuation on our Queenland property which has increased by near 50% in 4 years. He said he could sell it tomorrow as they have just opened Carina up to allow units to be put on properties. The Mrs said no thanks to the selling it and looks like next year we will pull our Queenslander down and replace it with 3 town houses. Keep 1 to rent and sell the other 2 to reclaim our expenses.

I know in NSW you don't. In all likelihood the company would let you do the course (a few weeks) during work if needed. The state REI should have any licensing requirements. The more I think about it the more I think it's likely a cert is only needed if you're actually trading.

What about property investments?
Pretty hard to do full time without experience and a relatively flat market across the country. But Llike you I think anyone who has a reasonable amount of equity should access it to buy more property.

Sounds like you're on a winner. Carina is nice and close to the CBD. Brisbane property has been flat until recently. Last few months it has been on a slow and steady rise. :thumbsu:

I heard the course is simple and you can do the study from home.

If you've talked to many RE agents you'd know that the course simply must be simple. :o

To succeed as a RE agent you need to be able to lie well, exaggerate profusely, and work both Saturday and Sunday nearly every week of the year.

You need to be positive. Turn bad things into good things.

Near a train line = close to transport
Half falling down = renovators delight
Boring small and bland = neat as a pin
Built on a flood plain = stunning water views right from your doorstep.
Holes in the wall = good first investment
House roof needs fixing = Heritage listed house

Easy peasy

I started Real Estate 6 months ago. I love it. Used to work for an engineering company as a labourer. All you need ito do is the Agents Representative Course. 6 weeks, 2 nights a week or 2 weeks full time. There are a lot of bad agents out there, so do the right things from the start and you will do well. It is hard work however. Long hours, a lot of pressure but the rewards far outweigh the negatives of the job. Also there is the oppurtunity to make a lot of money which, "let's be honest" is the most important thing. I would definately recomend it if you are willing to put in the hard work.

I was under the impression you had to do rentals before you could get into the selling part of things. Is this right?
Not necessarily. They might start someone straight out of school in property management but if they think you're impressive they will give you a sales job straight up.

I think it's a good career - except for the weekend work. I worked saturdays for about 4 years when I was younger and I'd never do it again.
 
So what on average you would be working 6 days a week?
Probably different from REA to REA. But one I know each rep has to work every second saturday and often have to AH appointments for buyers that work full time.

Some people think the trick to real estate is selling property. It's not. The trick is listing property. Ie convincing sellers to sell with you rather than another agent. That is what it's about.
 
If you have 9 years service with the same company up your sleeve hang out til you have 10 and collect pro-rata which i think is about 8 weeks pay.

IMO to be successful at Real Estate you need to be a BS artist, sleazy, con man, back stabber with a thick skin. But that's just my opinion.

Go see a consultant or three who might be able to assist - no harm in asking.

I'd disagree. You're just describing the stereotypical real estate agent, or for that matter sales rep. With any field there can only be a few at the top. These ones at the top do something that differentiates them from the masses (ie all those people you describe).

To be successful you have to be honest (within reason) and intelligent. You need to be able to see what things the masses do that stop them from being elite and then have the balls to back yourself and go the other way.

IMO so many real estate agents do the same stupid stuff as the rest and because they get a few sales and pocket $70k they think they're actually good at sales. These people will most likely never be elite because they have learnt the wrong habits. These habits limit their potential.
