Tom Morris needs to get his facts straight as he makes it sound like we bent over the AFL on this.

The AFL sold Waverly to Mirvac for $110m who in turn sold the ground to us for $1. There was no direct transfer from the AFL to Hawthorn.

The AFL are now buying it back for less than $20m which is a good deal considering how much they originally sold the land for and the fact they are getting ready to go facilities. I assume they will also be getting revenue from the retail space which is an added bonus.

Pretty sure that is just agent speak. I have been in the industry for more than 20 years and my contacts tell me there has been no other serious interest.

Not negative, just realistic. $20m+ was never going to happen. It is such a narrow market - $10m - $15m would be a good result. Let’s see what the final price is.

Question. Is the buyer allowed to build on the oval? Or must that stay? Or are we just selling the stuff around the oval?

Someone else will know for sure, but I believe the stand along with the oval are all heritage listed. So they wouldn't be able to build on it.

A couple of articles say that the sale includes the oval & the buyer must maintain it.

But who knows as some of these articles contradict others.

Can’t build anything. Oval must remain an oval and the grandstand is heritage listed. You are buying a sports training facility and offices, and becoming a landlord to the tenants within the grandstand.

Thanks for the clarification. That does make it a very niche market and I'm almost glad the AFL are looking at buying. Might get a decent price now that we aren't as combative offield.

They would pretty much be returning all the additional tax we have paid the AFL in the last 10 years. Yet you see all opposition numpties displaying the normal sheep mentality with their lack of knowledge on the facts of how Hawthorn come to own Waverley.
