That PDA has the option to significantly revitalise the wider Gabba area with high density surrounding the new CRR station and possible Brisbane Arena.

Deputy Premier and Planning Minister Jarrod Bleijie just made private development of a Brisbane Arena much more enticing.

The developer who builds the Brisbane Arena for the state government could be given a monopoly over a reduced Woolloongabba priority development area in a surprise move by the Deputy Premier.
More than 100ha of Woolloongabba, Kangaroo Point, East and South Brisbane were declared part of the existing PDA in September 2023.
The declaration allows Economic Development Queensland to streamline development application assessments to fast-track projects.
But it is understood Deputy Premier and Planning Minister Jarrod Bleijie is now planning to drastically shrink the PDA’s size to include just the Gabba and GoPrint sites in order to attract a developer willing to build the Brisbane Arena there before 2032.
It’s understood the chosen arena developer could then be given exclusive commercial access to redevelop the Gabba site post-Games.
Mr Bleijie teased the plan at the launch of the Committee for Brisbane and Council of Mayors (SEQ) latest SEQ Benchmarking Report on Thursday.

“What I would probably suspect we’re going to do, there is a PDA over Woolloongabba at the moment, we may look at amending that PDA just so it’s over the Go Print and Gabba site, and then we can do a deal with the private sector,” he told the event.

“With a long term benefit of the Gabba coming down as well, just on that site, if they need that to get a deal done for the GoPrint site, that’s what we’ll do.”
In a further statement to The Courier-Mail, Mr Bleijie said the state government was fast tracking a competitive market led proposal to progress a new arena and urban renewal project delivered by the private sector alongside the 2032 Delivery Plan.

“That proposal may include amending the current PDA in Woolloongabba as we seek market feedback about what’s needed to deliver a world class sports and entertainment precinct and new homes for Queenslanders,” he said.
The PDA’s existing Woolloongabba Plan includes provisions to ensure that 50 per cent of the Cross River Rail precinct is delivered as open space, including a new Central Park.

The plan also includes provisions to ensure more diverse housing, including 20 per cent social or affordable, and accessible housing.
 
You'd love to see at least part of the Gabba retained as parkland, maybe with residential towers surrounding. Given it was built on the site of an indigenous meeting place, it would be welcome and help allay fears about a loss of green space with Vic Park.

If they stick to a basic design of an Entertainment Centre instead of some futuristic design, they should be able to keep a reasonable amount of parkland on the GoPrint site
 

Some, like Trenert, have opted to sell major sites — Trenert has listed its 9,000-square-metre Station Square site, which was previously slated for a $1.2 billion mixed-use development spanning Stanley, Reid, and Hubert streets.

While some developers are pulling back, others remain committed to Woolloongabba’s long-term prospects.

Sarazin Property, which has completed the Silk One development near The Gabba and is progressing with the 27-storey Murcia Residences on Wellington Road, is continuing its investment in the area.

Sarazin has also welcomed the proposal for a new entertainment arena at the Cross River Rail site, seeing it as a potential drawcard for the precinct.

Looking further ahead, Sarazin has expressed interest in converting the Gabba stadium site into public parkland after 2032, describing this as a generational opportunity for Woolloongabba.

The stadium relocation is already redirecting investment and development focus to Brisbane’s northern suburbs.

Research from Colliers highlights a new concentration of opportunities in areas surrounding Victoria Park, including Herston, Bowen Hills, Spring Hill, Fortitude Valley, and Roma Street.

I noticed the above part from that article. I have been saying for years the Brisbane Arena was not needed for the games
Dropping this project from the Olympic budget was the only way to get a new oval stadium within budget

However, i also believe that keeping it away from Olympic funding would not stop it from being used as an Olympic Venue.
They will just run this line until it is actually built. This way if there are issues it won't be tied to the Olympic funding budget.
Some venues will change up to a year out from the games.
 
Yep, you can bet any specific body part that if there's a nice shiny new venue that, say, basketball can be played at, they won't give it very serious consideration.

Ive got a theory, i'm not entirely sure because I dont know exactly how it works, the land they are giving up is meant to be a Debt which would of been added to the olympics budget, them saying its not needed and making it out like they aren't going to use it for the olympics makes it out like its all still in the agreed budget

Yep. It sits outside agreed funding envelope for the Games. GIICA recommended taxpayers fund Brisbane Live, but the government disagreed and is proceeding with the private sector funding it.

The land they want the private sector to develop Brisbane Live on, and whatever the private sector wants to do with the Gabba site, is owned by the government already. Which will ultimately save taxpayers money.

Brisbane Arena is not part of the Olympic budget.

Same applies to all infostructure projects underway or planned for the Olympics
These infostructure projects will far exceed the $7 billion Olympic (venue) Budget.
The Olympics is just a good reason to fast track these projects.
Just a couple of projects confirmed.
The Coomera Connector (around $3.1 billion) is well under way along with connecting rail from Beerwah to Caloundra ($5-$7 billion funded) then to Birtinya ($3 Billion not funded) then a bus connection to Maroochydore (around $2 billion not funded). Costs vary for the whole project being $12-$20 billion.
Fixing up sections of the Bruce Highway and other projects are all excluded from the Olympic budget.

The funding will come from the State Government along with Commonwealth and Local Government contributions.
All 3 levels of government most likely borrow money to complete the projects.
Not necessarily all the money will be borrowed though.
Depends on how each level of government is travelling at the time the funds are needed.

I agree that if built on time it will be used as a venue most likely Basketball.

How Brisbane Arena is processed on the Government books will depend a lot on how the submissions are put to the Government.
Harvey Lister ASM global basically said on the news tonight good luck to anyone that can better their submission.
They have been working on this for a very long time.

It will be debt of some sort but how that is processed through the books is any ones guess at this stage.
We will just have to wait until a green light is given to someone and the details come out.

Lots of different types of PPPs.
But from my reading they can have many variables like in Perth where the Government put in a large chunk of money up front (60% of construction costs) instead of the private sector funding the lot.

I agree that if built on time it will be used as a venue most likely Basketball.
Seems like that's what will occur going off what Andrew Liveris said today:
Brisbane 2032 Organising Committee president Andrew Liveris said the private sector route was a “bang-on” strategy to build the arena, which could yet feature as a Games venue.
“That’s a great, great example of actually giving the private sector a chance to deliver,” he said.
“Now, if it’s ready before ’32, we’re going to be looking very strongly at it as a venue, but we don’t count on that, so we don’t need it – but if it’s there, we’ll use it.”
Liveris said he was confident the state and federal governments would agree to a new funding arrangement.
“The federal election wasn’t all that long ago, so give them all a chance,” he said.
The Games Independent Infrastructure and Coordination Authority has applied to trademark the name “Gabba Arena” for the new venue.

There would be no need for a warm-up track in the parkland. Rather, a running track could be installed at the nearby Queensland University of Technology sports field, about 750 metres to the west.

“You don’t have a Raymond Park problem that you had at the Gabba,” Rayner said, referring to the planned warm-up track that was met with community opposition when the Gabba was the proposed Olympic stadium.

We should combine all 3 and have one mega stadium. We would be the first super AFL multi ball site. Imagine simultaneous VFL and AFL and AFLW match ups between clubs all at the same time. Teams would be able to interchange players from each simultaneous match at the same time. Davidsons got her mitts going? Send her up to the AFL to take a mark. Done a few points in VFL and we need a crucial centre bounce win? Quick get WAschcroft interchanged into the next bounce. St Kilda playing their boring AFLW rugby scrum? Send out Dev and Kiddy to get the ball from the inside to the out and absolutely punish. Heck send Starc too and enforce a bit of pain on these women.

Im submitting my idea to the new AFL commission and I'll organise a meeting with Kane soon.
