What is the problem with the three tier stand exactly ?

Built in the 60's and it shows. The worst amenities in the ground - there aren't any. You need to leave the stand to buy anything or take a leak. The seat pitch is appalling - i'm only 6 foot 1 and I can't fit in the seats on the bottom level.

There is no problem with Robert's Rd , if you build over the road as I suggested in the use of air space .In fact very few people realise that the Northern stand is a lot narrower than it should be and it too should have been built out onto the road .

Good luck getting that through the council. There are residents on the other side of the road who would rightfully be pissed if their new front porch is a stadium. It's not even like it's a wide street.

You'd be struggling to find 1 footy fan (i.e regular Subiaco attendee) in 100 that thinks redeveloping Subiaco is a good idea.

Yes , the seats have to be re-done .
And add the failities at rear .

Don't tell me the residents like that at all .As for the Roberts Rd frontages , well I'd buy them and develope them into facilties or commercial space .

Maybe, but replacing a stadium by building a new one 200m to the east is a bit different to building a stand in your front yard.
And you'll find that the residents on Roberts Rd would much rather the new stadium option anyway.

It's the preferred WAFC model because it would have resulted in them retaining control. It would not be the preferred model of pretty much every footy follower.
Personally, I think they picked the worst of the 3 new stadium options. IMO, both Burswood and East Perth would have been better sites.
But it's going to be infinitely better than what we've got now, and the Subi redevelopment option. If you expand a shithole, all you end up with is a bigger shithole.

I am a Dockers and Eagles member so I probably see Subi more than you .
The tree tier stand is a very simple stand and is far superior to the two tier
northern stand - because it has 3 tiers , rear exits and no piers .
That stand is absolutely shocking , with restrictive viewing because of both piers and stairways , walkways up front because they didn't put them underneath . The three stand profile is great , as long as all walkways and facilties remain at the rear .

A resident would not be happy either way . I understand that the WAFC has
purchased the houses along the railway so they could push further North
therefore not affecting anybody . I'm saying - do the same in Roberts Rd .

And retaining control is another bonus .
Subiaco is crap because of the northern and Robert's rd stands - because there is no continuity of walkways , exist and facilties . They have all been compromised by the narrow site .

Not much point arguing a difference of opinion - but I will answer this.

The houses between Subiaco Road and the rail line will be demolished. Most are owned by the state government anyway, and you're right about the WAFC owning some (but by no means all of the rest, some private owners need to be bought out). The stadium itself will be built on what is now Kitchener Park and the land between that and West Leederville train station. The train station will be rebuilt and incorporated into the stadium design.

The stadium will still be built in the wrong direction (as Subiaco is now), being east-west instead of north-south. Which is another weakness of the option chosen.
 
Subiaco presents well on television. It's obviously had a few cosmetic touch ups with a few new seats to make it present well, but the catering and general amenity underneath must be an issue?

Having argued the case for Subiaco redevelopment I'm assuming it would save money . Maybe it wouldn't save enough to make it worthwhile .
Like you , it's not my preferred option and I have doubts about the timeframe
and costing in that the government will once again cheap out (as they have done in the selection process) and the stadium will once again be compromised .In fact I don't know why they didn't return to the original idea and build N/S .Same setup really . You could build half the stadium before demolishing the other half and no residents would have a worse outlook .

2873 freebies ( about half the amount given at AFL games at Carrara this year ) in a round total of 126,105 , poor weather conditions at 2 games that would have added another 7K covering the freebies easily ...
so crowds not down or up really

What do you think about Searle and his Doomsday prophesies ?
RL traditionally only achieves lasting change by painting doom and gloom scenarios.

The reason is that RL has a series of narrow-minded governing bodies all of whom make decisions in their own narrow interests. RL has no whole of game all-encompassing governing body whom makes the big picture decisions for the benefit of all within the game.
