Maybe Nate7 can ask around while he's there to find out more and then report back?
I wouldn't want to be there at the moment - I'd end up deported if they saw some of my posts about Trump.

Ok finally got an answer.
So it's primarily an east coast thing and a Midwest thing.

In California they have some stupid restrictions which the guy telling me seemed irritated by.
They have these things called "Home Owners Associations" and they make rules about what people who own their own houses can do in suburbs where they have a say.

LOL @ "Land of the free"

"If you don't mow your lawn and knock that front fence down we'll employ someone to do it, charge you excessively, charge you legal fees and if you don't pay we'll sell your house from under you!"

HOA is like Owners Corp or Body Corporate in Aus and only applicable when 2 or more dwellings share land

They do apply to privately owned land in a subdivision or suburb as well tho. Altho that's becoming more and more the case in Australia for certain situations. (I don't think it holds up in court in Australia once a sub division is sold off for example.)

It does apply for gated communities like the ones that started on the GC and are popping up everywhere.

Yes because all those examples you've cited are on one title.
Beyond that, tax implications and the gummint collecting monies they don't deserve.

Are they?

I understand some titles in Australia work that way but I thought in a subdivision, especially in the US you owned the land (unlike in Australia where you just have title to use.) MOs and hippie communes in NSW where I used to live worked on strata title and they had a very similar set up but that was what people bought into. They knew how it worked before they bought.

But my understanding is HOAs have authority over individual, separate, private titles in the neighbourhood or subdivision they cover.
