He didn’t elaborate. All he said was that planning procedural efficiency reforms capable of saving millions wouldn’t go through unless developers of multiple dwellings, 3 or more, handed over a % of related profits.for social housing

It seems like a weird position to take to leave things less effecient and leave tens of thousands of potential jobs unrealised because of....spite?

Its not simple.

I don’t see a downside in removing tax advantages for residential property coupled with strong intervention by government to cap rental returns. It will move investors to other investment classes which retain tax advantages and therefore reduce cost of residential property (or at least stop the crazy rise).
The other that will help is rising interest rates leading to investors defaulting but there’s a lot of collateral damage to other home owners
So I vote to screw the investors

Most places don't require checking in any more, BUT I think some big venue places still require it (like the footy, concerts, etc)

Did you forget those renting?
They arent suddenly going to be able to scrape together a deposit & find a mortgagor, even with the added cost of mortgage insurance.
As interest rates go up, so will rents & thats got nothing to do with housing availabilty, even where rentals are capped. People chose to rent for a multitude of reasons, there will always be demand.

Then there is the issue of super, taken for granted by those in secure employment - for the regulation tradie/small business owner, they more often than not, need to fend for themselves & a rental property is a secure investment for them to build a nest egg.

As I said, its not that simple, & thats ignoring not all investment property is negatively geared, i.e a taxpayer will be levied at their highest marginal rate on their profit.

The issue of building a property portfolio on the back of gearing the first investment property to take advantage of negative gearing often ignores the fact the tax deduction does not cover 100% of the deductible amount.

I had forgotten that.

I know of at least a half a dozen stories where people rang 000 so that they would get through emergency quicker than going to hospital and waiting hours in emergency.
