One reason why there are less rentals is because landlords have either sold or withdrawn them from the rental market. There's no doubt whatsoever, increased land taxes, and talk of rent being capped is making landlords look elsewhere, e.g., NSW and QLD

There are over 700,000 investment properties in Victoria and the majority are owned by Mum's and Dad's trying to provide for their livelihoods after retiring. This is what watermelons like you don't get. You think anyone who owns a second property is a "land baron" who deserves to fail?

I'm happy for them to sell those properties to other Mums and Dads that just want somewhere to live.

If all these whiny landlords decide to sell, as you pretend might happen, prices will go down. Perhaps they are waiting for that.

Umm. The property disappears from the rental market if the buyer isn't renting it out, which appears to be happening at the moment. Even without rent freezes. Boy oh boy.

No. The buyer moves out of a rental, and someone else rents it. For example.

Often, these people are Mums and Dads.
