On the 1 March 2022, the way to stop the Andrews Government doing something was discovered.

Just get the property industry to oppose it.

And don't you love how Dan and Pallas blame the property sector for this policy being officially abandoned? "A 'misinformation' campaign", Pallas called it! If that was the case wouldn't you set the record straight and go again? Reports over the weekend quoting Labor MP's who insisted on remaining anonymous for fear of reprisal suggest the real reason for the policy being abandoned was fear of voter backlash

The bit I love is the lack of political and moral backbone. The release strongly advocates for the benefits of the entire reform.

But it's too hard.

Would they be benching it if they were fully confident they had enough political capital to ride it out?

The calculus has changed for Labor, and the way we know this is because they are behaving differently.

I suggest it could be backlash by removal of developer political funding

How do property developers pass on cost? It's the consumer that determines the price.
"Consumer determining the price" would be predicated on the opinion that the price paid for new supply equals value. I can assure you that for larger developments especially, the price paid for new supply does not always equal what you'd sell if for in the local market.

What a developer gets for a property is more driven by what they need for it to stack up. That includes costs, taxes and profit. Obviously it's tied to reality at a macro level (ie. you can't sell a 50 sq.m. apartment in Southbank for $10 million), but numbers over and above the fair re-sale value are very common.

Obviously some developer are driven why what they want rather than what they need in terms of profit and they chase extraordinary margins at the expense of other. This can be done by expansive seminar marketing both locally and internationally, glossy brochures with pictures of hot people on them that never look the same in real life, fly-trap style display suites with expensive models and agents on higher than average percentage cuts, cash rebates, rental guarantees etc.

And the luxury of the ability to sell at an inflated price over an extended period allows you to lure more people in, but because this tax would have to be passed on, then the sales rates would simply drop for houses and apartments.

The new supply market can be a massive three-card trick and there are some sharks (including some very well known billionaires) out there who get super-profits that they can easily cover with this proposed tax. But there are plenty who run on fair profit margins and some who have smaller developments that don't have the marketing clout to get anything other than a local price through a local agent. I feel for these latter developers and despise the former!

Yeah mate! Had the food tasting tonight and everyone was obviously gonna ask rules for unvaccinated. They were briefed this week and told 2 more years.

Congrats man.

Hope the day goes well. The marriage too, for that matter.

On ya Gralin! Can’t imagine what partners who had to postpone had gone through last two years.
I know some that had to postpone, they still haven't managed to get married but do have a kid so haven't had to out everything on hold.

Can't be easy, best of luck

How do property developers pass on cost? It's the consumer that determines the price.
even with the added cost its still likely cheaper than engaging in bidding war for existing property
and what other alternative does consumer have - rent?

Going to a wedding in a couple of weeks that has been postponed several times. You might see it on the news!

That’s great news adogs. All the best.

Don’t get caught up too much in stressing over the day. The notion of loving and cherishing your spouse is much more important then spending eleventy-billion on the event and then stressing. Enjoy the day and have a ball, then have a great life

Because its finally happening or because it's someone famous?

My read is that he thinks I need to be more "professional" in how I come across.
I disagree that I have put the medical profession into disrepute but I don't object to him (or anyone else) from asking the question of the AMA or AHPRA to see if my views are just "fair perspective" or sanctionable.
Which is interesting that he wants religious freedom to say whatever random belief they (the religious) can stretch, but a science based person "nope we can't have that because standards!"
