It certainly isn't, but they are 1 minute from the Mordi Fwy, which makes it 30 minutes in good traffic from Mt Eliza.

I wouldn't be at all surprised if they started finding hobby farms on the Peninsula for wealthy senior players and share houses for young players.

They do have a genuine opportunity to sell the sea change lifestyle out of Dingley.

They also know they don't ever want 11 home games in Melbourne so watch this space on the Hawks making Frankston a part time base.

That's why St Kilda is a rabble. They had the opportunity. Waverley v Dingley....is it that much different?

I have a place in Mt Martha, and even Mt Eliza isn't the beach going lifestyle for young guys. Maybe families or retirees. And you want to buy a hobby farm next to Gary Lyon? Not sure you will get much change from $5m. It's alot more limited in terms of land area than out Geelong way. Nightlife? Well, it's a little tame.

IMO Melbourne City have the right idea in moving its base to Casey Fields. Population growth, immigration, and still on the right side of the peninsula.
Isn't Melbourne out that way? St Kilda should be making that area their focus. Work the area for membership, player/academy development etc. I'm sure the AFL would support it.

It’s a non-factor.

AFL players aren’t going to move to Rye, Sorrento, Red Hill and Flinders.

A massive majority of them live around Elwood, Middle Park etc and that’s for most sides including North, Carlton and Essendon.

The population growth in areas like Casey isn't really growing AFL fans. Easier to convert the kids of existing fans on the good side of the Peninsula. It's a cricket, soccer and basketball area out in Clyde.

The farms aren't cheap, but we're talking Hawkins/Cameron level of salaries here too so they should line up once the CBA jumps. Hawthorn's next superstar should be making 1.5M a year. Given none of the farms down there are actually farms they might change the zoning laws soon enough and cut them in half too. You barely need 1 paddock to pretend to be a farmer.

Dingley is perfectly located between Melbourne and the peninsula. So the players can choose. The surf isn't as good but the wineries, cafes, golf courses are. And most AFL players get over in season night life pretty early in their career. One night a week after Friday/Saturday games and stay up in Melbourne anyway.

Tom Lynch and Max Gawn have already moved down the Peninsula. It only takes the Hawks setting up a little community of team mates spruiking it and suddenly you've got Peninsula talent like Hunter Clark, Lachie Whitfield, Jacob Weitering looking at the lifestyle.

You mean apart from Gawn and Tom Lynch who have done just that?

And apart from guys like Isaac Smith talking up the move to the Geelong region (and half the league requesting a trade there).

Housing affordability makes it harder, but not every house on the Peninsula is a 10 million dollar Portsea mansion. There's still pockets that are within their budget especially if they can renovate. And rent isn't too bad for younger guys.

Sheezal. Will not hit the heights of a top 10 pick. Lacks that bit of pace for AFL and doesn’t like it too hard.

I was worried about this pace issue for awhile too given he’s coming to north. Then I realised that his endurance base is truly elite. Coupled with his elite agility, foot skills and footy nous I think if gets a genuine lock down quick defender, that can defend him in the air and at ground level inside 50, sheezel should be able to switch roles further up the ground and blow him up.

He can play inside 50, high hf, wing, or probably even behind the ball.

He seems very versatile. No reason he can’t be a Sidebottom.

It’s not a huge change from Waverley but it’s linking in with Frankston and actually trying to position the club as the Peninsula club that makes the difference.

Imagine getting half of those players back home like the Cats do. That would be a huge recruiting advantage.

WA and GC don’t come with the advantages of playing for a big successful club in the biggest afl market (for off field media/business opportunities, crowds, less travel) and close to family.

Geelong of the South East is a very real recruiting opportunity that a team could maximise and (funnily enough for the draft board) take themselves out of relying on the draft.

I would have thought most specialist small defenders are not equipped to play on a man that’s got elite running ability and finds the footy up the ground, around stoppages etc. They are comfortable inside defensive 50.

Like most tagging midfield types are not comfortable being dragged forward one out of the goal square.

Lynch grew up in Sorrento mate and Gawn plays for Melbourne and trains at Gosch’s paddock, so how exactly does that demonstrate an advantage for Dingley? It means anyone can do it, which kind of eas my point.

Dylan Grimes lives on a working winery in Mt Macedon. I don’t think one player means there’s going to be a exodus up that way..

Players tend to live all over was my point.

Geelong and the Mornington Penninsula is a poor example, for starters the MP is generally closer to the South and South Eastern suburbs where the bulk of players live.

Secondly, no club actually has a functioning AFL ground and training facility in the equivalent distance away from the CBD as Geelong does.

Their players actually have to play half of their games in that location.

There’s no AFL ground getting built in Mornington for the foreseeable future.

Geelong players don’t have to drive 1:20 mins to their home games.

Sheezel runs a sub 6 minute 2km.

His old man competes in Ironmans and has dragged Harry around since a young age.

He finished in step with Olli Hollands in the YO YO and preseason running tests. If that’s an indication of where he sits in this draft group, as he didn’t test at the combine.

He might not “blow up” a defender, but it’s a fair reason he averaged close to 23 touches a game for a player who played a hell of a lot out of the goal square.

You need a massive engine to be a quality half forward at AFL level and he has a truly elite one.

You are talking about an Ed Langdon style engine in a player with genuine mercurial skills and creative ability.

Again, he averaged more clearances than most of the mids in the NAB league, a testament to how many contests he gets up and back for. He’s the definition of a player that’s “always on the move”
